Westbay Real Estate Limited is a non-franchised boutique style real estate company established in 1980 with an enthusiastic team of salespeople offering a wide range of expertise and experience within the real estate industry. The Westbay staff come from a wide background of professions including surveying, building, marketing and policing, and can offer a wide perspective on life skills and practical advice.
The business provides a full range of marketing tools from the internet to mobile phone apps and hard copy property newspapers. All staff are licenced and fully qualified in all facets of real estate work and provide a personal tailored service for each client.
The office is sited in a convenient location on the fringe of the Central Business District at 271 Cameron Road (between First and Second Avenue), and has free client parking off Westbay Lane at the rear.
Westbay Real Estate proudly provides a full service campaign on all exclusive listings at a commission rate that very few can match. Using a base fee of $500 then 2.95% to the first $400,000 then just 2% plus GST, the savings can be up to $4,600.
The company has been built on a reputation of integrity, honesty, professionalism and ethics and prides itself as being an independent office in the real estate market in Tauranga. The measure of a successful business is the number of ongoing repeat customers it attracts. Westbay attributes a large measure of its success to past satisfied clients.
Is the Westbay reduced commission a discounted fee?
It is important to recognise that our reduced commission rate is not discounted, nor are we a discount Agency. The reason we can charge such a competitive fee is because the company has been a bit smarter about the way the business is structured, which is far more efficient, cost-effective and streamlined. Unlike a typical Agency business model, the Westbay commission earned does not have to cover overheads such as franchise fees, CEO salaries, multi-tiered management structures, and lavish offices none of which contribute directly towards selling your home.
Westbay will sell my home for less?
The property market is different to most other markets. The buyers determine the price offered on your home, not your neighbour, lawyer, or real estate agent. With Westbay’s marketing methods, your property is exposed to all buyers in the market with the intention to achieve the best possible price for you, in the shortest possible time.
Wouldn’t a big brand company have access to more buyers?
Some of our salespeople have previously worked for big corporate companies and understand this perception. The reality is that in this technological age, buyers are not brand preferential and they don’t care who has the property listed – the internet is their first port of call, often on their mobile phone. The statement ‘we are bigger, have more agents so we have more buyers’ is simply not true – the right marketing will bring the buyers no matter who has the property listed. In Tauranga, in most cases, all agencies are working with the same buyers.
Low commission agents don’t work in with other companies and their buyers?
At Westbay, we work in with ALL other real estate companies in Tauranga. If a buyer is introduced to your home by another agent we will happily pay the referring agent their share of the commission, without charging you a cent more. You simply cannot lose.
